Q. How many homes are located in the development?

A. As of January 1, 2015 there are 162 homes.

Some community rules (not in lieu of CCRs which are more explicit):

Parking is limited to 3 cars per house. Overflow may go to the clubhouse parking lot.

RVs, boats, trailers, are not allowed to be parked at the villas.

No attack type dogs such as but not limited to, pit bulls, dobermans, mastiffs, chows, german shepards.

The villa limit on dogs is two per household. All animal feces must be disposed of. All dogs must be on a leash while outside the villas.

All long term rentals must be approved by the Board of Directors or Community Manager.

All vehicles must display a parking permit.

No parking in grass or across sidewalks.

Quiet hours in neighborhood are 10 pm to 8 am.

Trash bins are allowed on the curb between sundown Monday evening and sundown Tuesday evening.

Speed limit is 25 mph.

A recycling dumpster and trash dumpster are available at the clubhouse for Aviana guests and residents use. This is for Aviana trash only.

The community is not responsible for any vehicle damage or stolen property.

Vacation rental homes are required to have two county trash bins. Please call Polk County to get one delivered.

No signs are allowed on the property. For sale signs 18x18 are allowed inside a window.


We are a self managed HOA.  Any questions regarding Aviana Resort can be addressed to avianahoa@gmail.com. They will be forwarded to the appropriate person.

Our clubhouse number is 863-420-6579. Our staff is onsite daily 8 a.m. to 8 p.m. except designated holidays.
